Our commitment to our seller clients goes beyond a one of a kind marketing plan (buyer delivery system). We only offer full service listing options. That’s right, options. We do not pretend to know what is best for you and for this reason, we offer three (3) different choices for you to consider.
If you ever tried to sell a property before, you may have realized that you really only have three (3) choices 1) Traditional, 2) Limited/Flat Fee, 3) For Sale By Owner. We would you to add our listing services to the options available to you. Our Smart Seller System is a great alternative if you prefer a full service option with reduced commission options. Here is a basic summary of the options available to you:
1) The traditional firms try to convince you that they are the best way because they have the most brand recognition, local offices and sell the most houses. While that may be true they also have tremendous overhead and guess who pays for it? You! High commissions are impossible to avoid with these firms simply because of the tremendous burden in paying for their overhead. My questions to you is with so much money going toward brokerage expenses, how much are they actually investing in the sale of your property? And, with the incredible power of the internet, why are these nice, class A office spaces even necessary? With the vast majority of sellers you meet at their home and with buyers, agent typically meet them at houses they will be showing them or another neutral location. Very few clients actually step foot in the office and yet you, the client get no real benefit from ‘the office’.
2) The Limited Service or Flat Fee Firms only has only one benefit and that is price. They offer little or no service/marketing and have no vested interest if your home sells as they collect their money upfront or in some cases, receive a monthly fee. This brokerage model is simply a race to the bottom. The money saved going this route comes at a steep price. When it’s all said and done, you, the clients do the majority of the work and unless you have the time, knowledge and legal liability in place, this model can actually cost you so much more than if you had listed with a traditional brokerage. By the way, the majority of these firms do not require their agents to be a Realtor. Meaning, they do not have to conduct themselves under a particular standard or code. Click here to see what I mean. The other side of this coin is that other agents (Realtors) know that Limited or Flat Fee agents do not have to conduct themselves under the same standard. What does this mean to seller’s utilizing the services of a flat fee or limited service brokerage? Fewer showings! In addition, who would you rather deal with during a transaction, an agent that has been trained or a homeowner? And who will do the majority of the work? The agent!
3) For Sale By Owner (commonly known as FSBO)- According to the National Association of Realtors, approximately 8% of all sold transactions in the U.S. are FSBO’s. The more interesting stats (at least in my mind) is that over 22% of all listings start out as FSBO’s. This means that almost 2 out of 3 end up listing with an agent. I believe many well intended FSBO’s think they will end up selling the property themselves and save a ton of money. The average FSBO starts getting discouraged within 60 days and lists with an agent. They soon realize that they have to be present for all showings, answer the door for random inquiries and when they do get an interested party, negotiate, complete the paperwork, address any and all issues themselves and see the whole process through to a closing. Not trying to add salt to the wound here but the typical FSBO home sold for $150,000 compared to $215,000 for an agent-assisted home sale.
4) Smart Seller System- We only offer full service listing options but we give you a choice regarding the amount of marketing that you desire. By only offering a full service option, we are fulfilling our Realtor obligation and since we do this for a living, you can leave all the work and headaches to us. We don’t have all the crazy overhead and therefore we can offer you various commission structures based on your needs and not our need to pay for an office or other significant broker fees. Now, how do we sell houses? The internet has leveled the playing field and we have invested a lot of time, energy and money into learning how to use it most effectively. We know that approximately 90% of all home buyers start the process online so it only makes sense to go where the buyers are, right? We have also leverage other technologies to find buyers for our listings. We call this our buyer deliver system. We don’t stop there. Survey after survey tells us that the most common complaints against agents is a lack of communication and transparency.
